Invest in Technology to Improve Responsiveness With Tenants

Most property management companies today view their tenants as customers and believe they should be provided a superior level of service.  It’s easy to see why tenants react positively to this type of mindset, especially when you realize that it’s supported by the evidence of tenants who choose not to renew, because of a lack of service.  Those who choose to move and not renew their lease do so because of poor management and responsiveness to their needs or requests for service. That is why it is important to work with a company that is licensed, insured and experienced.

 

Examples of Poor Management

 

It goes without saying that a lack of good customer service and responsiveness, to the demands and needs of the tenant could include a wide range of behaviors. However, in this example, specific examples of that include:

 

  • Difficulties accessing the landlord or property manager when tenants need to contact them (tenants wind up playing phone tag with the landlord or property manager)

  • Failure to complete maintenance or repair jobs in a timely fashion

  • Landlords or property managers taking their time and not responding to the need for maintenance, repairs, or some similar service issue

  • Projects or tasks that are not completed by the landlord or property manager effectively or professionally

 

As a landlord, property manager, or property management firm, you have to conquer these issues and problems in order to be viewed as effective and efficient by the tenant.  The better property managers and management teams will take care of these issues no matter what time of the day or night it is. Conversely, it may be more difficult to provide this type of responsiveness and service as an individual landlord.

 

The Need For Technology

 

The best way to increase the value or your rental property is by providing technology that other landlords or property managers do not.  Remember that today’s consumer looks for features and options that add value to a property, especially when they are searching for a rental.  If you can fill a need while adding value at the same time, your tenants may be more willing to forgive any shortcomings that arise in other areas.

 

While we are not suggesting running right out and purchasing all the technology products that are listed below, just adding one of them may enable you to mitigate any issues or problems with your tenants.  Furthermore, the addition of these items could justify a future increase in the rent:

 

  • home security system

  • online tenant portal

  • smart home technology

  • Wi-Fi service

 

Despite the importance and need for technology in today’s world, keep in mind that many tenants would be happy just to have a dishwasher in their kitchen.  Being a landlord or property manager is difficult enough. However, it’s important to remember the basics and not let technology make the job more complex.
